Clear answers for real decisions.

These are general explanations. Your actual options depend on your complete application, property, credit, income, assets, debts, and the programs available when you apply.

What does Gonzalez Capital Mortgage offer?
Gonzalez Capital Mortgage, powered by Morty, helps borrowers explore purchase, refinance, cash-out refinance, HELOC, home-equity, jumbo, and DSCR investment-property options across a network of more than 40 lenders.
Why compare more than one lender?
Different lenders can have different programs, pricing, property rules, and documentation requirements. A broader network helps identify an option suited to your specific goal instead of limiting the search to one bank.
What is mortgage preapproval?
Preapproval is a lender’s preliminary evaluation of information such as your income, assets, debts, and credit. If eligible, it can help you understand a potential price range and show sellers you are preparing seriously. It is not a guarantee of final approval.
What information do I need to start?
Expect to provide contact details, employment and income information, current debts, available funds, and permission to review credit. Additional documents may be requested based on the loan, property, and financial situation.
What does debt-to-income ratio mean?
DTI compares your expected monthly home payment and other required monthly debts with your monthly income before taxes. The Tools page explains each number and includes a simple calculator.
Is cash to close the same as the down payment?
No. The down payment is usually only one part. Cash to close can also include lender and title costs, appraisal and recording charges, prepaid interest, taxes, insurance, and escrow funding—minus deposits and eligible credits already counted. See the visual breakdown.
How much down payment will I need?
It depends on the loan program, property type, occupancy, credit profile, and other factors. Some eligible purchase programs allow a relatively small down payment, while investment properties and other scenarios may require more.
What is a cash-out refinance?
A cash-out refinance replaces your current mortgage with a larger loan and provides part of the difference to you in cash. The amount available depends on equity, property value, loan terms, and qualification.
What is a HELOC?
A home equity line of credit lets an eligible homeowner borrow against available equity, generally through a reusable line of credit. The rate may be variable, and the home secures the debt. It does not necessarily replace your existing mortgage.
What is a DSCR loan?
A debt-service coverage ratio loan is designed for eligible investment properties. Qualification may focus primarily on whether expected rental income can support the property’s debt payment rather than traditional personal-income documentation.
Does checking options lock my interest rate?
No. Rates and pricing can change throughout the day and are not locked until the required rate-lock process is completed and confirmed. An estimate or displayed rate is not the same as a locked rate.
How long does the process take?
Timing varies with the loan type, documentation, appraisal, title work, property, and underwriting. Starting early and responding quickly to document requests can help keep the process moving.
