Look at the whole payment

The CFPB’s Loan Estimate guide distinguishes principal and interest from the estimated total monthly payment. Taxes, insurance and, when applicable, mortgage insurance can make the total larger. Start with the payment you would actually need to budget for, and ask about expenses that are not escrowed.

Compare the money due upfront

Review origination charges and estimated cash to close alongside the interest rate. Points are an upfront charge in exchange for a lower rate. Lender credits can offset closing costs but may come with a higher rate. Ask how each choice changes your costs rather than judging an offer by a single number.

Bring questions, not assumptions

Use comparable Loan Estimates and check that the loan type, term and amount match what you discussed. If a figure or fee is unexpected, ask for an explanation. Our takeaway: a clear comparison should help you understand both the payment and the money needed to get to closing.
